PROJECT OVERVIEW

Due to the building flooding that took place in November of 2021 and the continued water intrusion since that time.  Linfield has initiated a full project to prevent further water damage and intrusion and restore the basement/garden level to Linfield’s high standards.  The water damaged walls and flooring have been removed.  During that removal process we discovered asbestos containing flooring that we must remove in order to continue with the project. 

PROJECT DESCRIPTION AND TIMELINE

The Jane Failing Basement Project is set to proceed on January 19th at 9am.  All contractors will have checked in with facilities and have contractor badges.  All contractor personnel have been briefed regarding Linfield COVID-19 policies and procedures.

This period of the project will have two parallel operational phases.  Both operational phases will last approximately 2-3 weeks with work hours of Monday – Friday from 9am-5pm.

Exterior phase:

  • Kizer Excavation will be reworking the building drainage system and resealing the foundation to guard against further water intrusion in the basement/garden level.
  • This phase will begin with the removal of landscaping and proceed with the removal of soil from around the building and trenching to replace the drainage system. 
  • The sidewalks and East and West Entrances will still be accessible to students and staff.
  • Residents may have to take their furry roommates a bit further away from the building to avoid the dirt piles for the duration of the project. 
  • There will be noise and activity for the duration of this project on the exterior of the building.
  • See attached map for general areas of concern and where the soil will be placed.

Interior phase:

  • BELFOR will be abating the asbestos flooring and removing the remaining carpeting/flooring.
  • They will be using the south entrance until the exterior work displaces them to the east entrance.
  • The kitchen and laundry will be affected during the project, I will update everyone when we have the precise dates of this disruption.
  • The garden level/basement where abatement will occur will be sealed off and project specific air handlers will be used as per standards for this type of work.
  • The BELFOR dumpster will remain in place on Cowls Ave for the duration of the project.
  • There will be noise and activity during the work hours for the duration of the project in the basement level of Jane Failing for the duration of the project.

TIPS FOR CONSTRUCTION ZONES

  • Be alert. Be visible. Be patient.
  • Construction fencing, signage and other barriers remain in place to restrict access to the construction zone. 
  • Stay out of the work area! Don’t drive, walk or ride behind cones, barricades or barrier, unless directed by a flagger.
  • Use caution when moving around the perimeter of the construction zones.
  • Report unsafe conditions to Environmental Health & Safety, Facilities Services or Linfield Public Safety.
